Columbus is one of the few state capitals where a private, furnished office still starts under $200 a month. In our listing, 38 of the 182 private units rent for under $1,000 a month, 54 come in under $1,500 and 70 under $2,000 — well over a third of the market.
The cheapest units on the list
The entry point is $140 a month, and there are two of them: a 54 ft² room at 1900 Polaris Parkway on the northern corridor and a 97 ft² room at 2323 West 5th Avenue on the west side. Next come $150 for 86 ft² at 31 East Gay Street, $230 for 75 ft² at 20 South Third Street, then three at $250 — 151 ft² at 20 East Broad Street, 108 ft² at 341 South 3rd Street and 86 ft² at 85 East Gay Street. Cheap per month is not cheap per foot
The lowest per-foot rates sit slightly elsewhere. 2323 West 5th Avenue starts at $1.45 per ft² a month — the cheapest rate in the listing — with a 237 ft² room at $1.60 per ft² for $380 a month and 441 ft² at $1,120. Then come 20 East Broad Street at $1.66, 31 East Gay Street at $1.72 and 10 North High Street at $1.96. Against a city-wide typical rate of $2.79, those four buildings run 30–48% below market. If the requirement is 400–1,200 ft² rather than a single room, that is where to start.
Small-office supply is deep
65 of the 182 private units are under 500 ft² and 115 are under 1,000 ft². That depth is why small tenants in Columbus can negotiate: there is nearly always a comparable room a block away. Ask for a rent-free month on a twelve-month term, and confirm whether parking is included before comparing two quotes — one included space can be worth more than the rate difference.
Below $140: the service formats
If even that is more than the requirement justifies, a business address is $110 a month, a virtual office $100, and a meeting room books from $120 for the days when someone has to be met face to face. A coworking desk in any of the 24 buildings is $385.
