Columbus Office Submarkets: Downtown, Easton, Polaris, Dublin, Westerville

Columbus is a low-rise, multi-node market. Our listing covers 20 business centres, and they fall into one dense downtown core plus a ring of suburban nodes with genuinely different pricing. Here is what each one costs.

Downtown, ZIP 43215 — 102 of 182 units

Thirteen buildings between East Gay Street, East Broad Street, North High Street and South Third Street hold 102 private offices, priced $1.66–$6.50 per ft² a month, typically $3.07. Sizes run 75 ft² to 70,428 ft² and monthly rents from $150 to $299,888. This is the only submarket with full floors — every unit above 10,000 ft² in the listing is here.

Crosswoods and East Campus View Boulevard, 43235

The two Campus View buildings carry 17 private units at $2.37–$2.90 per ft², $320 to $15,100 a month, 129 to 5,597 ft². For mid-size requirements of 1,000–5,000 ft² this is the best value in the listing: 1,163 ft² runs $2,750–$3,105 a month depending on the building.

Westerville and Olde Worthington Road, 43082

470 Olde Worthington Road appears twice in the catalogue with 16 private units between the two listings, $2.71–$6.32 per ft² (typically $4.74), $467–$8,371 a month, 97–3,089 ft². Fitted suites, surface parking, ten minutes from Polaris.

Easton, 43219

4449 Easton Way lists 10 private units at $2.63–$5.15 per ft², $831–$15,073 a month, 161–5,726 ft². The retail-adjacent address consumer brands ask for by name — and priced above Crosswoods for the same footprint.

Dublin, 43017, and the Brewery District, 43206

5650 Blazer Parkway in Dublin runs $4.61–$6.97 per ft² (7 units, 151–1,184 ft², $720–$6,240 a month). 2000 South Front Street in the Brewery District runs $4.47–$6.97 (7 units, 129–1,238 ft², $740–$6,300). Both are small-suite, fully fitted products — the highest per-foot rates in Columbus, worth paying only if the fit-out has real value to you.

The value ring: West Fifth, Channingway, Livingston, Polaris

2323 West 5th Avenue is the cheapest per foot in the city at $1.45–$2.94 (5 units, 97–807 ft², from $140 a month). 6100 Channingway Boulevard on the southeast side runs $2.09–$2.84 (6 units, 129–1,227 ft², from $270). 6527 East Livingston Avenue on the east side runs $2.37–$2.94 (7 units, 194–2,411 ft², from $570). 1900 Polaris Parkway on the northern corridor runs $2.52–$2.96 (5 units, 54–797 ft², from $140).

How to choose

If staff commute by car from the northern suburbs, Polaris, Crosswoods and Westerville cut real time off the day against a downtown address, usually at a lower rate. If the business needs the courts, state government or the Statehouse, downtown is not optional — and it is also where the cheapest single rooms sit. Compare all of them side by side in the Columbus listing.
